Alcorn Construction is currently renovating a multifamily community, and one of the biggest challenges has not been the construction itself. It has been ensuring everyone has a clear understanding of existing conditions before work begins.
While working with a multifamily client, Alcorn Construction implemented a proactive documentation process using 360-degree camera technology to capture the condition of every unit before renovation activities start. This approach creates a complete visual record of each space, helping establish transparency, reduce uncertainty, and protect both the client and project team throughout the renovation process.
Before Alcorn takes possession of a unit, team members conduct a thorough walkthrough using a 360-degree camera. The technology captures every room from floor to ceiling, documenting existing conditions, normal wear and tear, and any pre-existing damage. Unlike traditional photographs, which can miss important details or lack context, 360-degree imagery provides a comprehensive view of the space that can be revisited at any time.
Once the entire property has been scanned, including every hallway, apartment, and stairwell, the team uploads the images into Matterport, a 3D scanning platform that stitches the photos together to create a seamless digital model of the building. This allows Superintendents and Project Managers to review existing conditions from the jobsite or remotely whenever questions arise.
This documentation serves as a valuable resource throughout the project. If questions arise regarding the condition of a unit, the project team can quickly reference the original imagery to determine what conditions existed before construction began. This eliminates guesswork and provides an objective record that everyone can trust.
For the ownership team, the process delivers peace of mind. Property managers and stakeholders gain confidence knowing there is a detailed record of every unit before renovations begin. The documentation helps prevent disputes, supports decision-making, and provides full visibility into the project.
For Alcorn Construction, the benefits are equally important. Having a clear visual record protects the project team from being held responsible for damage that existed before renovation activities began. It also streamlines communication with ownership, allowing conversations to be based on documented facts rather than recollections or assumptions.
Most importantly, the process reinforces Alcorn Way #09: Manage Expectations and Minimize Surprises. Construction projects are most successful when all parties operate from the same set of information. By providing detailed 360-degree documentation before work begins, Alcorn creates a shared source of truth that benefits everyone involved.
Multifamily renovation projects can be complex, but technology continues to play a critical role in reducing risk and improving collaboration. Through the use of 360-degree reality capture, Alcorn Construction helps create a more transparent renovation process by documenting existing conditions, aligning expectations, and giving both clients and contractors the confidence to move forward with clarity.
