Prefabricated Soffits Help Accelerate Multifamily Construction Projects

In construction, the word “impossible” usually comes down to one thing: time. When a client needed to bring the outdated fire suppression system of a 14-building, 336-unit apartment complex back to code in just 52 weeks, most general contractors gave the same answer: It couldn’t be done. Industry estimates the project to be a year and a half.

At Alcorn Construction, the challenge was viewed differently. Instead of focusing on why the timeline would not work, our team focused on how we could make it work.

The answer came through innovation, collaboration, and some outside the box thinking.

The project itself is a logistical puzzle. Each apartment unit required a complete sequence of work to replace the outdated fire suppression system. Once the apartment building was completely vacated, crews moved in, capped the existing system, they then had to install new piping, add steel framing around it, cut drywall, drill screws into place, wait for inspections, patch and spackle surfaces, then thoroughly clean the space before handing it back to the owner. Under normal circumstances, this would take six to seven days to complete.

At a traditional steel stud, drywall soffit construction pace there is no way of meeting the client’s 52-week timeline.

That’s when Preconstruction Manager Dan Heckel identified an opportunity to rethink this process. Instead of building the soffits on-site, he proposed prefabricating them off-site before installation ever began.

Working alongside our drywall subcontractor, the team developed pre-made L- shaped soffits specifically designed for this project. Rather than assembling and cutting materials in every individual apartment, crews could now install nearly finished components directly into place.

The impact was felt on first installation.

What was alleged to take nearly a week per unit could now be completed in just 1-2 days.

That kind of improvement does more than simply accelerate the project schedule, by reducing the installation time dramatically, Alcorn created a workflow that was faster, more efficient, and significantly safer for everyone involved.

Speed has been the most visible result. Completing units in a fraction of the original timeline has allowed crews to maintain momentum across all 336 apartments while keeping the overall project on track for the client’s 52-week goal. Faster unit turnover also minimizes property operations, which is a major advantage in occupied multifamily environments.

But the innovation has done more than save time.

The prefabricated soffits are streamlining labor in ways that have improved efficiency across the board. Because the components arrive nearly ready for installation, crews are spending far less time measuring, cutting, and building materials on-site. The reduction in drywall work also means fewer delays waiting for additional finishing and cleanup tasks. Less dust, less debris, and less rework is creating a cleaner and more organized jobsite from start to finish.

For the construction team, the safety benefits are just as important.

Traditional soffit installation requires extensive cutting and handling of materials inside tight residential spaces. By minimizing the amount of on-site fabrication, Alcorn has reduced opportunities for injuries associated with cutting tools, repetitive work, and debris cleanup. Fewer cuts and less drywall dust create a safer working environment while also improving conditions for residents and trade partners moving through the property.

Superintendent Cooper Quinn and Project Manager Antoneia Johann have been integral to the successful rollout of this new process. While Johann helped lay the groundwork for implementing the prefabricated soffit system and coordinating the logistics behind the operation, Quinn has led the on-site installation efforts, helping crews execute the process efficiently across the property. Their coordination and leadership have played a major role in turning this idea into a streamlined reality, the project continues moving forward safely, efficiently, and on schedule thanks to their efforts.

Projects like this demonstrate how innovation in construction is not always about massive new technology or complicated systems. Sometimes the biggest breakthroughs come from finding smarter ways to solve everyday challenges. By identifying a logistical bottleneck and developing a prefabricated solution, Alcorn Construction turned a project many believed was impossible into one that is moving efficiently toward completion.
